Annual rent divided by the purchase price, nothing more. For a one-bedroom apartment in JVC, that works out at 6.89% today. After service charges, management and one empty month, however, the owner is left with 4.10% to 5.24%. This article shows the full calculation, item by item, so that you know which number you are being told.

We calculate with a long-term rental, meaning an annual contract and a tenant who lives in the apartment. In Dubai, the difference between them is roughly a quarter to two fifths of the gross figure.

Gross yield = annual rent ÷ purchase price × 100. This is the number that actually lands in your account.

Gross yield is useful for one thing only: quickly comparing two areas with each other. Once you are deciding on a specific apartment, it is useless, because two units with the same gross yield can differ in net yield by a full percentage point. That is decided mainly by one item, the service charges, and they are calculated from the floor area, not from the rent.

What is the gross rental yield in Dubai in 2026?

For apartments it ranges from roughly 4.8% to 8.1% depending on the area and size. The table below compares one-bedroom apartments in the five areas where Czech buyers purchase most often. We take both rent and price from the same source and the same period, Bayut’s reports on the rental market and the sales market for the first half of 2026, so that the numerator and the denominator measure the same thing.

Area

Annual rent

Purchase price

Gross yield

Arjan

79,000 AED

1,170,000 AED

6.75%

JVC

79,000 AED

1,146,000 AED

6.89%

Business Bay

104,000 AED

1,617,000 AED

6.43%

Dubai Marina

103,000 AED

1,717,000 AED

6.00%

Downtown Dubai

133,000 AED

2,381,000 AED

5.59%

Gross yield on a one-bedroom apartment by area, in dirhams (AED). Rent and price are averages of advertised values from Bayut’s reports for the first half of 2026; the yield is our calculation.

Two patterns hold. The more expensive the address, the lower the yield: Downtown earns 1.3 percentage points less than JVC, because purchase prices there have risen faster than rents. And the smaller the unit, the higher the yield: a studio in Arjan comes out at 8.10% and in JVC at 7.83%, while a two-bedroom apartment in JVC is at 6.27% and a three-bedroom in Downtown at 4.84%.

One thing to watch: city-wide averages contradict each other this year. Cavendish Maxwell reports in its first-half 2026 report, published by Khaleej Times, a gross yield of 6.9% for apartments and 5.0% for villas and townhouses. Yet the First Class Property Management index for the second quarter of 2026 reports only 5.2% on long-term rentals for comparable one-bedroom apartments. The gap of 1.7 percentage points is not a mistake by either of them; each measures a different basket of units and a different period. It is the best proof that you cannot decide on a specific apartment based on a city-wide average.

What does the owner pay and what does the tenant pay?

In Dubai the owner bears the service charges, management and maintenance, while the tenant pays for utilities, cooling consumption and the municipality housing fee. For an owner from the Czech Republic, this is a more favourable split than they are used to at home, because the cooling bill in Dubai’s climate is not theirs to pay.

The owner pays:

service charges for the common areas of the building, the largest and most variable item,

the property manager’s fee, for long-term rentals usually 5% to 8% of the annual rent according to a Property Finder overview from February 2026,

a tenant-finding fee when the management company finds the tenant, usually one month’s rent,

repairs and maintenance inside the unit,

empty months between tenants.

The tenant pays: electricity and water from DEWA, district cooling consumption, the Ejari contract registration and the Dubai Municipality housing fee. The government portal u.ae states a rate of 5% of the annual rent for it, added to the monthly electricity and water bills. The same portal mentions that a broker may charge a commission of up to 5% of the rent, paid by the tenant if they bring in a broker themselves. With district cooling, watch out for the fixed part of the bill, which is payable even at zero consumption: who bears it must be written into the contract, as we explain in our overview of rent prices.

For service charges this is not just custom. In January 2020 the Rental Disputes Center stated that they are paid by the owner unless the parties agree otherwise in the contract and, above all, that the owner is not released from this responsibility even if the contract shifts the charges to the tenant and the tenant does not pay them. So always include them in your calculation.

In February 2020 the same centre stated that no commission should be charged when a tenancy contract is renewed. Its chairman, however, also admitted that there is no clear provision in the law and that it is only to be added by the new tenancy law. Treat it as the authority’s interpretation, not as a clause you can rely on.

Worked example: a one-bedroom apartment in JVC

For an apartment with an annual rent of 79,000 AED and a purchase price of 1,146,000 AED, the net yield comes out at 4.10% in a year when a new tenant is being found, and 5.24% in a year when the tenant stays. The gross yield is 6.89%.

We derive the floor area from the same report: at a price of 1,470 AED per square foot, a price of 1,146,000 AED corresponds to roughly 780 square feet. We calculate service charges at 15 AED per square foot, the middle of the three rates we work with below, and management at 7%, in the middle of the usual market range of 5% to 8%. Both are our assumptions, not measured values, and below we show how much they move the result.

Item

Year with a tenant search

Year the tenant stays

Service charges, 15 AED per square foot

11,694 AED

11,694 AED

Management, 7% of rent

5,530 AED

5,530 AED

Tenant-finding fee, one month’s rent

6,583 AED

not charged

Ejari registration

178 AED

178 AED

Reserve for repairs inside the apartment

1,500 AED

1,500 AED

One month without a tenant

6,583 AED

not charged

Total costs

32,068 AED

18,902 AED

Left for the owner

46,932 AED

60,098 AED

Net yield

4.10%

5.24%

Worked annual calculation for a one-bedroom apartment in JVC, in dirhams (AED): rent 79,000 AED, purchase price 1,146,000 AED, floor area 780 square feet.

Of the gross 6.89%, what remains is 5.24% in a quiet year and 4.10% in a year when the tenant changes. In a year with a tenant search, costs swallow 41% of the annual rent, in a quiet year 24%. In practice this means that every change of tenant costs more than one percentage point of yield. A stable tenant is therefore worth more than a rent a few thousand dirhams higher that lasts one year. Exactly what management costs and what the owner gets for it is covered in our article on property management fees in Dubai.

How much do service charges cut from the yield and how can you check them?

Service charges are the largest item and at the same time the hardest to estimate. For our model apartment, they move the net yield in a settled year between 4.77% and 5.58%, depending on the rate of the specific building.

at 10 AED per square foot: 7,796 AED a year, net yield 5.58%,

at 15 AED per square foot: 11,694 AED a year, net yield 5.24%,

at 22 AED per square foot: 17,151 AED a year, net yield 4.77%.

The difference between two neighbouring towers can thus be bigger than the difference between two areas. Public overviews of rates for a single neighbourhood routinely contradict each other, because each works with a different sample of buildings, and an average for an area tells you nothing about a specific building. The only number that applies to your unit is the rate approved by the regulator RERA for your project.

You can check it yourself from abroad. The Dubai Land Department runs a service charge index, where you simply enter the project name, usage type and year. You will find the same in the Dubai REST app under Services. Do this before you buy, not after. The rate for the same project changes from year to year, and it is the one cost that can turn an attractive offer into an average one.

Why should what you paid at purchase count towards the yield?

Because what you put into the apartment is not the purchase price, but the purchase price plus fees. For our model apartment, that alone lowers the gross yield from 6.89% to 6.60%, before the first repair.

On its property sale registration page, the Dubai Land Department lists a fee of 2% of the sale value for the seller and 2% for the buyer, plus 250 AED for issuing the title deed. The trustee service partner fee is 4,000 AED plus VAT, i.e. 4,200 AED, for transactions from 500,000 AED upwards. In Dubai practice, the full four per cent is also usually agreed to be paid by the buyer unless the parties agree otherwise, so for an apartment at 1,146,000 AED that is 45,840 AED.

The total entry cost therefore comes to roughly 1,196,000 AED. It is a difference that never appears in advertised yields, because every intermediary calculates from the purchase price.

Is short-term rental in Dubai more profitable than an annual contract?

On gross yield usually yes; on net yield, occupancy decides. For the second quarter of 2026, the First Class Property Management index reports a gross yield of 7.2% in the short-term model for comparable one-bedroom apartments, against 5.2% on annual contracts.

Those two extra percentage points do not come free, though. For short-term stays, no one calculates the management fee from the rent; it is taken from gross revenue and ranges between 15% and 25%. On top of that the owner pays electricity, water, cooling, internet, cleaning between stays, laundry and restocking, in other words everything the tenant bears under an annual contract. And above all, the owner carries the risk of empty nights.

Occupancy is the whole difference. For the second quarter of 2026, the same index reports occupancy of 59% in Downtown and 66% in Dubai Creek Harbour, while professionally managed portfolios reported 87%. In the portfolio we manage, occupancy in August came out at 77.45% at an average rate of 208.51 AED per night, according to our monthly figures for August 2026. One summer month cannot be extrapolated to a year, though; August is seasonally the weakest month in Dubai. A fair comparison of both models will only come from a full year of data, which is why we publish the figures every month.

We compare both models in detail in our article on short-term and long-term rentals. You can look at specific units we work with, for example a studio in JVC or a studio in Dubai Marina.

Why is net yield in Dubai falling this year, even though nothing has become more expensive?

Because the gap between prices and rents is widening. The REIDIN index for June 2026 reports year-on-year growth of 1.86% in Dubai sales prices, while the rental index fell 2.55% year on year. When the numerator falls and the denominator rises, the yield goes down without a single new cost.

For owners, there is a practical conclusion. This year, the yield is most affected by things within their control: how quickly the unit is let, the level of service charges in the specific building and whether the tenant stays. We follow the market in our overview of the Dubai real estate market 2026, and the current level of rents by area in Dubai rent prices.

One more note, to avoid any misunderstanding. All figures in this article are market figures, not our price list. Rents and prices are averages of advertised values from a public report, not amounts from registered contracts, and the two routinely differ. The management rates describe what the Dubai market charges. We always agree our own price for the specific unit.

What an owner can do now

Do you already own an apartment in Dubai? Calculate your net yield using the table above, with the service charge rate for your building from the DLD index. If it comes out well below the range of 4.8% to 5.6%, look for the cause in occupancy or in the charges, not in the rent. See what our property management takes over for you: we find the tenant, handle Ejari, rent collection and repairs, and you receive a single statement. We will also calculate whether an annual contract or nightly stays pay off better for your unit.

Are you still choosing? Ask the seller about the service charge rate before you ask about the yield, and have it documented from the DLD index. Browse our current selection of projects in Dubai; for every unit we will calculate the net yield alongside the advertised one. Net yield is the same after deducting the owner’s costs, meaning service charges, management, repairs and empty months. In Dubai the difference between them is roughly a quarter to two fifths of the gross figure. Listings and market reports quote the gross yield.

What is the gross rental yield in Dubai in 2026?

For apartments it ranges from roughly 4.8% to 8.1% depending on the area and size. Studios in affordable neighbourhoods have the highest, for example 8.10% in Arjan, and large apartments at premium addresses the lowest, for example 4.84% for a three-bedroom apartment in Downtown. Calculated from Bayut’s reports for the first half of 2026.

How much do service charges cut from the yield?

For a one-bedroom apartment in JVC with a floor area of 780 square feet, service charges cost 7,800 to 17,200 AED a year, depending on the building’s rate. This moves the net yield between 5.58% and 4.77%, a difference of more than three quarters of a percentage point. The rate for a specific project is available in the Dubai Land Department’s service charge index.

Who pays service charges in Dubai, the owner or the tenant?

The owner. The Rental Disputes Center has stated that the owner pays them unless the parties agree otherwise in the contract, and that shifting them to a tenant who then does not pay does not release the owner from responsibility. The tenant, on the other hand, pays electricity and water from DEWA, cooling consumption and the municipality housing fee of 5% of the annual rent.

Is short-term rental in Dubai more profitable than an annual contract?

On gross yield usually yes: for the second quarter of 2026, the First Class Property Management index reports 7.2% against 5.2% for comparable one-bedroom apartments. The net result, however, depends on occupancy and operating costs. In the short-term model, the owner pays utilities, cooling, cleaning and a higher management fee.

Why is net rental yield in Dubai falling in 2026?

Because sales prices and rents are moving apart. The REIDIN index for June 2026 reports year-on-year growth of 1.86% in Dubai sales prices, while the rental index fell 2.55% year on year. The yield therefore falls even without any new cost. This year it is moved most by occupancy and the service charge rate in the specific building.

Gross yield 6.89%, net 4.10% to 5.24%.
