With Czechin.ae, the journey to your new property in Dubai is easy. We will guide you through the entire process in six clear steps – from initial selection and consultation to the secure signing of the purchase agreement.
1. Selection

2. Property Reservation
After selecting a specific unit, you pay a reservation fee, known as an EOI (Expression of Interest). This amount usually ranges between 5–20% of the purchase price and serves to immediately take the property off the market in your favor.
3. Contractual Process
Sales and Purchase Agreement (SPA): The developer issues an official contract, which we will thoroughly review with you to ensure everything is in order before signing.
Payment Plan: Payment of the purchase price is spread over several installments (Payment Plan), which are fixed in the contract and often correspond to the progress of construction.
4. Property Registration
Registration (DLD): We will arrange the official registration of ownership with the Dubai Land Department. This step confirms your rights and involves a one-time fee of 4% of the purchase price.
Property Handover: After the final part of the purchase price is paid and necessary formalities are completed, we will personally hand over the keys to your new property.
5. Handover
Technical Inspection: Before the final handover, we conduct a thorough inspection (known as snagging). We ensure that the developer rectifies any defects and that the property is in perfect condition.
Key Handover: Once the property is inspected and the purchase price is fully paid, we will handle the final formalities and ceremoniously hand over the keys.
6. Property Management
Turnkey Property Management: If your goal is investment, we will take over all the management for you. We handle everything from marketing and tenant screening to technical maintenance, administration, and rent collection.
Passive Income: Your property will generate earnings without you having to deal with daily operational concerns. You simply enjoy the regular yield.
