BEACH, PROMENADE AND TRAM
Dubai Marina grew up around a three kilometre long man-made canal full of yachts. It is lined with skyscrapers, restaurants and the Marina Walk promenade. It is the most walkable part of Dubai: from most of our apartments you can walk to JBR beach and The Walk in a few minutes, and Dubai Marina Mall is just as close.
Dubai Marina is the only area in our portfolio with both a tram and the metro. Dubai Tram connects the marina with JBR and Palm Jumeirah, and at Sobha Realty and DMCC stations you can change to the metro Red Line for Burj Khalifa, Dubai Mall and the airport.
For guests we offer apartments from studios to two bedrooms, most of them with a view of the marina or the sea. For owners of apartments in Dubai Marina we arrange short-term and long-term rentals, including property management while you live abroad.

The beach and the promenade on foot, Palm Jumeirah ten minutes by car, Mall of the Emirates a quarter of an hour, the centre with Burj Khalifa and Dubai Mall twenty minutes. Times are approximate and apply outside rush hour.

How far is the beach from an apartment in Dubai Marina?
JBR beach with The Beach and The Walk promenades lies on the western edge of Dubai Marina. From the centre of the area, where most of our apartments are, it is about 600 metres, a five to ten minute walk. Several of our apartments stand right by the promenade, for example the one-bedroom apartment in LIV Residence, which opens directly onto Marina Walk.
How do I get from the airport to Dubai Marina?
From DXB airport it is about 30 kilometres by car, and a taxi takes 35 to 45 minutes outside rush hour. By metro you take the Red Line without changing to Sobha Realty or DMCC station, which takes about an hour, and continue by tram or on foot. You will receive detailed directions to the apartment before you arrive.
How much does accommodation in Dubai Marina cost per night?
Prices are per night and vary by apartment, season, length of stay and number of guests. Each apartment listed above shows a price “from”, and the booking shows the exact price for your dates. The winter season is more expensive than summer, and longer stays work out cheaper per night. You will find all our apartments in the rental listings.
Is Dubai Marina suitable for families with children?
Yes. The promenade around the marina and The Walk by the beach are car-free, JBR beach has playgrounds, the Aquaventure water park on Palm Jumeirah is a quarter of an hour by car and Bluewaters Island with the giant Ain Dubai wheel is a few minutes away. Most of our one-bedroom and two-bedroom apartments sleep four guests, and we can provide a baby cot in selected apartments.
How much is long-term rent for an apartment in Dubai Marina?
Dubai Marina is one of the more expensive addresses in Dubai, and annual rent here is above the city average. Exact amounts change over time, so if you are looking for an annual lease, write to us with what you need. An annual contract comes with Ejari registration, payment by post-dated cheques and a security deposit, and we always confirm the rent for the specific unit.
What is the rental yield on an apartment in Dubai Marina?
The gross yield in Dubai Marina tends to be lower than in more affordable areas such as JVC or Arjan, because purchase prices here are higher. In return, Dubai Marina holds its value and guest demand all year round. We will calculate the yield for a specific apartment, including fees and management, just get in touch.
Can you look after my apartment in Dubai Marina if I live abroad?
Yes. We manage everything remotely: on the owner’s authorisation we register the apartment under our licence and arrange the DET permit, and we take care of guests, cleaning, maintenance and monthly statements, and for long-term rentals the tenant, the contract and Ejari registration.
