BURJ KHALIFA AROUND THE CORNER
Downtown Dubai is the city centre built around Burj Khalifa, the tallest building in the world. From here you can walk to Dubai Mall, the Dubai Fountain, Dubai Opera and the Souk Al Bahar promenade. In the evening this is where most of what people come to Dubai for happens, and the New Year’s Eve fireworks on Burj Khalifa are best seen from local balconies.
Getting around is easy: Burj Khalifa/Dubai Mall metro station on the Red Line is connected to the mall by a covered walkway, and DXB airport is about eleven kilometres away, a quarter of an hour by car. Business Bay with its canal-side promenade is right next door.

How far is the apartment from Burj Khalifa and Dubai Mall?
Our apartments are in the middle of Downtown: from most of them Burj Khalifa and Dubai Mall are within a ten minute walk, and most have a direct view of the tower. For example, the one-bedroom apartment in Damac Maison Mall Street is a five minute walk from Dubai Mall. The Dubai Fountain plays every evening, and you will find the current show times on the operator’s website.
Does the metro go to Downtown?
Yes, Burj Khalifa/Dubai Mall station on the Red Line. A covered, air-conditioned walkway connects it to the mall, so you can reach Dubai Mall without a car even in summer. The same line takes you to DXB airport and to Dubai Marina without changing. You will find the network on our metro map page.
How much does accommodation in Downtown Dubai cost per night?
Prices are per night and vary by apartment, view, season, length of stay and number of guests. Each apartment listed above shows a price “from”, and the booking shows the exact price for your dates. The most expensive dates are around New Year and in the winter season, while summer and longer stays work out cheaper per night. You will find all our apartments in the rental listings.
What is within walking distance of Downtown?
Burj Khalifa with its observation deck, Dubai Mall with the aquarium and ice rink, the fountains, Dubai Opera, the Souk Al Bahar promenade and Dubai Water Canal on the edge of Business Bay. Within twenty minutes by car you can reach Dubai Frame, old Dubai with Al Seef and the souks, and Kite Beach.
How much is long-term rent for an apartment in Downtown Dubai?
Together with Palm Jumeirah, Downtown is one of the most expensive addresses in Dubai, and annual rent here is well above the city average. Exact amounts change over time, so if you are looking for an annual lease, write to us with what you need. An annual contract comes with Ejari registration, payment by post-dated cheques and a security deposit, and we always confirm the rent for the specific unit.
What is the rental yield in Downtown Dubai?
Purchase prices in the centre are high, so the gross yield in Downtown tends to be lower than in more affordable areas. An apartment in the centre is bought more for the value of the address and steady guest demand than for the yield. We will calculate the yield for a specific apartment, including fees and management, just get in touch.
Is it worth renting out an apartment in Downtown short term?
It depends on who runs it. What matters is seasonal pricing, sales channels and guest reviews, and professionally managed apartments usually achieve noticeably higher occupancy than apartments the owners manage remotely themselves.
